A full proposal to construct 28,000sqm of new industrial units on a brownfield site in Rainham has been submitted to Havering Council.
Fronted by real estate investment trust Segro, the application concerns unused land just off Courier Road close to the Marsh Way junction, also known as ‘devil’s corner’ due to the number of collisions there.
The proposal was presented as a pre-application to the strategic planning committee in August this year, at which concerns were raised regarding its potential impact on traffic and the quality of the communal spaces included.
At the meeting, Cllr David Taylor asked for more details on the traffic expected as a result of the proposed works, and what types of vehicles it would involve.
Cllr Bryan Vincent meanwhile requested projections relating to flow around the site, including for the larger and smaller units.
“I’d like to see more meat around the traffic,” he added.
In total, 18 units are envisaged for the site, with a series of building terraces with ancillary offices, cyclist and pedestrian facilities, service yards, and ecology and biodiversity areas.
In documents submitted as part of the full planning application, Michael Sparks Associates, on behalf of Segro, said while the occupiers of the units are currently unknown, it plans to provide “a range of flexible units to meet demand for industrial space and create significant employment opportunities”.
“This development represents an opportunity to create a high-quality sustainable development to suit the needs of future occupiers and meet market demand,” a report adds.
The plans also outline a primary entrance for vehicles from Courier Road to the north.
A pedestrian link from Courier Road to Marsh Way is also featured, plus pedestrian and cycle access from Courier Road.
In regards to amenity and wellbeing, a topic raised by Cllr Jane Keane in the previous planning meeting, the documents outline how a combination of communal and private amenities are to be constructed for workers.
While the communal area is due to largely consist of landscaped areas with ponds and other such designs, the private spaces would include roof terraces, kitchen areas and “spacious” offices.
If approved, the building work is estimated to begin in June 2023, and be completed by July 2024.
